Board Makes Poopy Decision

The annual SBC Homeowners meeting took place on Saturday, Oct 3. The approximately 60 owners were updated on the constant changing of the swash, financial reports and a report on property projects. During the financial report, a homeowner questioned the large amount ($309,808.00) of bad debt expense of the Timeshare Association report. Tough economic times was the general answer. During the homeowner question and comment session, one homeowner was not happy with the the new flood lights recently installed on the top of the Phase I building and was concerned by the cost to operate the lights. Another homeowner questioned whether the board had checked with any environmentalist to make sure the lights were legal or would have any effect on the wildlife in the swash. The board admitted they had not discussed that issue before a decision had been made, but they would look into it.

Another controversial issue was the the new pet policy passed by the board. Pet owners were not happy with the limitations of the policy. When questioning the board how they arrived at the 30 pound weight limit, they answered that they based it on the size of the dogs' poop. Small poop good. Big poop bad. It was also questioned whether the policy was actually valid, because the official approved minutes showed that there was not a motion, a second or a vote. The board said they would look into it and, if needed, would go back and just revise the minutes.

MINUTES

REVISED

Pet Policy

Mr. McDonnough said there should be a pet policy on the number of pets an owner can have. After a discussion the Board agreed that owners can have only two pets with a weight limit of 25 - 30 pounds each. It would be the responsibility of the owner to clean up pet waste and dispose of it properly. Only whole owners would be allowed pets. Mrs. Walters is to write up the pet policy for posting on the website.

A homeowner addressed the need for the board to communicate better with the homeowners. He sited the new flood lights and pet policy as two decisions that recently did not include any input from the homeowners. The board stated it would be too slow and expensive to contact homeowners before the board makes their decisions. Another homeowner suggested using e-mail to inform homeowners of the agenda before the board meetings. That way homeowners would have an opportunity to express their opinions to help the board make the best decision.

The meeting ended with a homeowner congratulating the board for their efforts and there was a small applause from the audience.

Annual Meeting & SBC Updates

I hope many of you are able to attend the annual meeting on Saturday, Oct. 3rd. If you have not been there recently, you will find our resort looks good. The newly painted pool decks, the newly resurfaced sports deck and the comfortable lounge chairs at the pool. The workout room is now a resort gem. The new ramp at the beach is a wonderful addition to our resort. New lights have been installed in the parking lot that make the palm trees glow. There were also new lights installed on the top of the Phase I building to light up the swash. Phase I owners have mixed feelings about the new look and the cost. Take a look and see what you think.

New Pet Policy

A new pet policy was passed by the BOD. The pet owners I have talked to are very upset. Below is the new policy:

Slow Times At SBC

I recently experienced SBC and Myrtle Beach in January - quiet. Because of the early arrival of winter in Ohio, a need to get away from work, but mostly because of only seeing the sun one time during the month of December, my wife and I traveled to Myrtle Beach for some vitamin D on New Years Day. We were blessed with some sunshine and moderate temperatures. It sure felt good! Unfortunately we're back home and watching 10" of snow pile up outside. Can't wait for our February visit.

Miscellaneous News

During our stay, I got to be the first person in our newly re-surfaced hot tub. I was told by a Noble maintenance man that the rotted out boards on the front balconies of Phase I are going to be replaced and the stairs and front railings were going to be painted.

I was informed by a homeowner that a court hearing concerning the lawsuits was to be held on January 29.

I have been asked by homeowners if there is a procedure to follow for reporting maintenance problems or concerns outside of their condo. I am not aware of any written procedure, but I would recommend e-mailing:

Bud Hickman - hickman.bud@shaw.af.mil
Scott Harmon - scottharmon@thenoblecompany.com
Evelyn Graham - egraham@shtc.net
Ron Brooks - rbrooks007@charter.net

If you do not get any results, you might e-mail the HAC - carpetham@neo.rr.com

The Hard Rock Amusement Park has filed chapter 7 and has been ordered by the courts to liquidate their assets. The park cost $400 million to build and after just 6 months of operation it has closed for good.
